Simon Kaufman Architects are pleased to announce that planning approval has been granted for the first phase of Menadue Mill, a historic Cornish mill perched above the North Cornwall coast within the Cornwall National Landscape. This approval reflects the sensitive, heritage-led approach we have taken to conserve the mill's distinctive character while upgrading it to meet contemporary family living standards.

The consented works secure the continued residential use of the mill and allow for substantial internal improvements, including enhanced circulation, daylighting, and thermal performance. The restoration carefully preserves historic elements such as the original waterwheel and period fabric, demonstrating how luxury refurbishment projects can balance heritage conservation with modern design and comfort.

Luxury Home in the Cornwall National Landscape

Navigating the complex planning environment of a protected landscape, the scheme addressed ecological constraints, heritage requirements, and the broader sensitivities of an Area of Outstanding Natural Beauty, ensuring a compliant and resilient design solution.

Following the initial approval, the project has been expanded with a single-storey north-side extension, incorporating a three-car garage, wellness suite, and ancillary facilities. The new elements are designed to integrate seamlessly with the historic mill and surrounding landscape, maintaining visual harmony and protecting the natural setting.

Construction drawings are now being finalised, with on-site work scheduled to commence in 2026. Menadue Mill represents a high-end, sustainable, and ecologically conscious approach to luxury residential refurbishment. It demonstrates how carefully considered design, planning expertise, and heritage-led strategies can unlock the potential of historic sites, even in nationally sensitive environments.
