Conversion of a Locally Listed Bank to Prime Town Centre Residences and Retail Units

Simon Kaufman Architects are leading the redevelopment of a prominent locally listed former bank in the heart of Harpenden's High Street Conservation Area. The scheme has secured full planning permission in several phases, enabling retail tenants to occupy the ground floor units early, ahead of the residential conversion on the upper floors.

The project will deliver high-specification residential flats above two new retail units, creating high-quality, fully compliant floorspace in a prime town centre location. Key architectural features have been retained and restored, while interiors are sensitively adapted to provide contemporary, desirable accommodation.

We have prepared all Stage 4 technical specifications and design information for the design & build contractor, ensuring full coordination with building control, structural engineers, energy consultants, and ecologists addressing bat habitats and other ecological requirements. This comprehensive approach ensures the project is fully compliant with Building Regulations, including Part B (fire), Part M (accessibility), and energy standards, while respecting the limitations of the historic fabric.

The phased delivery strategy allows retail operations to commence early, activating the street frontage and contributing to the vitality of Harpenden's High Street, while the residential units are delivered in parallel to maximise value.
