Smart Infill Development of 6 Apartments Behind Victorian Commercial Frontage

This infill scheme at 269–271 Green Lanes in Palmers Green, Enfield, creates six new-build apartments on an underused backland site, accessed between two existing Victorian commercial properties. The project maximises the latent value of the site by delivering high-quality homes in a compact footprint, while meeting all relevant policy and regulatory standards.
All dwellings are designed to national space standards, with layouts that meet Part M4(2) for accessible dwellings. A wheelchair-accessible unit is located at ground floor level. The scheme is fully compliant with Building Regulations 2021, including energy performance (Part L), fire safety (Part B), and ventilation (Part F), and has formal sign-off from the London Fire Brigade.
Our role included the management and discharge of all planning conditions, production of detailed Building Regulations and construction-stage technical information, and coordination of the consultant team. We used our expertise to rationalise and improve the approved planning drawings—delivering more efficient floorplans and buildable elevations without compromising design quality.
We are currently working with the contractor under a design and build contract, with completion expected in spring 2026.
