Mixed-Use Regeneration of 98–100 High Street, Chipping Barnet

Planning permission granted – July 2026

Planning permission has been granted for the regeneration and extension of the former Foxtons building at 98–100 High Street, Chipping Barnet. Located within the Wood Street Conservation Area, the scheme will transform one of the town centre's most prominent buildings into a vibrant mixed-use development, delivering eleven new homes together with an exciting new commercial opportunity at street level.

The residential accommodation comprises eleven well-designed apartments that meet Nationally Described Space Standards, providing high-quality homes with generous natural light, efficient layouts and attractive views across Chipping Barnet.

At ground floor level, the development creates a flexible new commercial space, bringing renewed activity and investment to the High Street while providing opportunities for a wide range of businesses. The mixed-use approach supports both the vitality of the town centre and the delivery of much-needed housing.

Great care has been taken to respect the site's historic setting. The proposals restore and enhance the building through the recreation of a traditional shopfront, the repair and retention of historic masonry and architectural detailing, and a carefully designed roof extension that complements the surrounding Victorian townscape.

Sustainability is integral to the design. Energy-efficient construction, sustainable materials, extensive cycle parking, landscaping and modern building services combine to create a development that is both environmentally responsible and designed for long-term use.

Following an extensive planning process involving consultation with local residents, The Barnet Society and Barnet Council, planning permission was granted in July 2026. The scheme represents a significant investment in Chipping Barnet's town centre and will bring new homes, new business opportunities and renewed life to this important High Street landmark
