This project involves the sensitive redevelopment of a large residential plot in Hadley Wood, replacing a single detached dwelling with a high-quality scheme of luxury apartments. It demonstrates how a clear planning strategy, careful site analysis and heritage-informed design can unlock additional residential value within an established, low-density suburban context.
Following a very positive pre-application meeting with the local planning authority, the scheme is now being developed towards a full planning application, programmed for submission in 2026. The proposals have been shaped in direct response to officer feedback, with a strong focus on scale, character and residential amenity.
The emerging scheme proposes four generously sized flats, designed to meet current London Plan space standards and to respond appropriately to the character of the surrounding area. The architectural approach draws on Georgian principles of proportion, material quality and restraint, resulting in a composed and durable building that sits comfortably alongside neighbouring detached houses and adjacent mature woodland.
Key planning considerations include building height and massing, access arrangements on a sloping site, parking provision in a low-PTAL location, neighbour amenity and flood risk constraints at the rear of the plot. The design demonstrates how modest and well-controlled increases in footprint and volume can improve layouts, accessibility, sustainability and overall design quality without harm to the street scene.
