Transforming Small Sites: A new dwelling above a shop in a Conservation Area
Barnet, London, UK
We have secured full planning permission for a new one-bedroom dwelling above a long-established retail unit in Barnet's Wood Street Conservation Area, directly opposite a Grade I listed church. The project showcases our expertise in working collaboratively with local planning authorities and our deep understanding of conservation policy to unlock hidden value from constrained urban sites.
Designed for the owners of Hopscotch Sweet Shop, the lightweight structure sits above the existing shop and is supported by boundary walls and foundations, avoiding the cost and disruption of a full rebuild. This approach significantly reduces construction costs and environmental impact.
The project meets all conservation and heritage design requirements, with a carefully detailed shopfront and signage that fully complies with the London Borough of Barnet's Shopfront Design Guidance.
The flat itself is compact but high quality, designed specifically for the shop owners to live above their business. It maximises internal space and natural light while respecting the character of the street.
At Simon Kaufman Architects, we apply the same rigour to small-scale urban infill as to larger developments. Our clients trust us to navigate planning, deliver compliant design, and achieve results that enhance both property value and architectural quality.
