Simon Kaufman Architects were commissioned to deliver the architectural design and documentation for a full tenant fit-out of a compact, two-storey restaurant in a historic central London building. The project required careful coordination to manage a highly constrained urban site, complex landlord requirements, and Building Regulations compliance, while preparing the scheme for construction under a design & build contract.

Our role included producing Stage 4 design information, detailed general arrangement drawings, schedules, and specifications that coordinated architectural, fire safety, and building services requirements. This comprehensive package enabled the client to secure landlord approvals efficiently and provided a robust framework for the contractor to deliver a fully coordinated fit-out.

We managed the integration of MEP services, drainage, and fire strategy, ensuring all design elements worked together seamlessly, with critical escape routes and accessibility requirements fully addressed. Acting as the client's lead design and project coordinator, we liaised with building control, specialist engineers, and the landlord's surveyors to resolve technical queries and facilitate approvals.

By preparing precise, strategic documentation, we reduced risk during construction, minimised the potential for costly revisions, and ensured the client could maintain control of design intent. The package also enabled a smooth handover to contractor-led detailing, safeguarding quality and programme efficiency.
