Shoreditch's First Mixed-Use Tower: The Eagle at Old Street

Simon Kaufman led the architectural design of Shoreditch's first mixed-use tower, from concept to successful planning approval. Working in collaboration with Sir Terry Farrell, the scheme unlocked significant development value on a constrained urban site near Old Street.

The project includes nearly 300 residential units across mixed tenures, commercial office space, retail, cafés, and a gym—all arranged around a new public square. A key part of the scheme was the sensitive refurbishment and extension of the locally listed Eagle House, integrating heritage assets with a bold new tower in a contemporary art-deco style.

The planning strategy overcame height, density, and heritage challenges through a well-coordinated design and engagement process. The scheme was later built out by Farrells for Mount Anvil.

This project showcases our ability to navigate complex sites, manage multi-stakeholder interests, and secure high-value planning consents. We work with developers from early feasibility through to detailed design to realise ambitious, commercially viable schemes.
