This project involves the redevelopment of a prominent Strategic Industrial Land (SIL) site on Southbury Road, Enfield, delivering a contemporary, multi-storey employment building designed for long-term flexibility, operational efficiency and commercial resilience.
The proposals replace an under-utilised existing building with a high-density, employment-led development providing flexible light industrial, workshop and hybrid industrial-office accommodation, supported by shared facilities. The building is organised around efficient and repeatable floorplates with generous 4.5m floor-to-floor heights, enabling a wide range of occupiers, including makers, technical workshops and creative industrial users, to be accommodated over time. Servicing, goods access and circulation have been carefully designed to support industrial operations while maintaining a strong presence on this key corner site in Enfield.
A central reception, shared meeting rooms, breakout spaces and café facilities create a managed workspace environment, improving tenant appeal, adaptability and long-term lettability. Upper floors are stepped back to the west in response to adjacent residential uses, forming landscaped terraces that provide outdoor amenity while managing massing, daylight and privacy impacts. A nursery use at ground floor level introduces an active and complementary function, supporting local employment and aligning with planning policy objectives for the intensification of SIL sites.
The architectural approach responds directly to the site's industrial context, employing a robust and disciplined façade system of vertical metal fins and horizontal banding. This strategy unifies the building while allowing flexibility for glazing, ventilation and servicing as occupier requirements evolve.
Sustainability is integral to the scheme, with green roofs, landscaped terraces, photovoltaic panels and air-source heat pumps incorporated to reduce operational carbon and future-proof the building.
